The Manager of Real Estate Analysis is the primary liaison between the Real Estate department and Finance. The manager’s primary responsibility is analyzing and challenging revenue, profit, capital investment, and ROI assumptions for new store investments and monitoring new store performance vs the investment assumptions. The manager will perform these tasks by developing complex investment models and performing sophisticated financial and statistical analysis. The position will work closely with senior management in Real Estate, Store Operations, Construction, and Finance. This position is critical to the successful sales and profit growth of the organization.
Major Duties and Responsibilities
Evaluate new locations identified by Real Estate/Research for incremental sales, profit and ROI.
Evaluate store relocation and downsize/renewal opportunities identified by Real Estate for incremental sales and profit. This includes performing complex analyses to properly evaluate incremental profit and ROI.
Analyze new store performance for incremental sales and profit vs model assumptions. Prepare presentations for management and BOD explaining variations to model. Reevaluate assumptions used to make future investment decisions.
Maintain complex excel based investment model for accuracy, relevance and completeness of all assumptions used to drive ROI analysis. Validate ROI hurdle for future investment decisions.
Prepare presentations used by the real estate committee to approve new store investments, lease renewals/amendments and store closures.
Prepare various ad hoc analyses for management
Education & Qualifications
At least 4-6 years experience in relevant analysis, retail experience preferred. Ability to analyze data and perform financial analysis to support investment decisions. Strong analytical, advanced excel use, and knowledge of powerpoint preferred.
